We are seeking a strategic and analytical Senior Manager of Real Estate to evaluate and consolidate Marketplace analysis to lead the evaluation of retail location performance, cost structures, and rent dynamics. This role will play a critical part in shaping our retail expansion and optimization strategy by delivering actionable insights to senior leadership. The ideal candidate combines deep analytical expertise with strong business acumen, presentation and excellent communication skills.

Key Responsibilities

Marketplace & Location Intelligence

  • Coordinate and consolidate local input from Real Estate Managers to build a consistent Marketplace analysis.
  • Own and lead the development and execution of market intelligence strategies to support business growth and expansion.
  • Conduct in-depth analysis of current and potential retail locations using demographic, geographic, and competitive data.
  • Develop location scoring models and site selection frameworks to support expansion and relocation decisions.
  • Monitor market trends, consumer behaviors, and competitor activity to identify opportunities and risks.
  • Develop and provide advanced tools for marketplace analysis, including traffic data, GIS mapping, and other relevant analytics to support site selection and performance evaluation.

Cost & Rent Analysis

  • Experience in leading or contributing to an analytical hub, driving centralized data analysis and reporting initiatives.
  • Analyze occupancy costs, rent structures, lease terms, and operational expenses across the retail portfolio.
  • Benchmark rent and cost performance against industry standards and internal targets.
  • Partner with Finance and Real Estate teams to support lease negotiations and cost optimization initiatives.
  • Partner with the Finance team to conduct detailed P&L analyses, contributing to informed financial planning and performance tracking.
  • Track the accuracy of Business Plan Model (BPM) and proactively identify and mitigate any negative impacts or discrepancies.

Strategic Communication & Leadership Engagement

  • Act as the central point of contact between the EXPM and Real Estate team, ensuring seamless communication and collaboration linked to RE strategy
  • Synthesize complex data into clear, compelling presentations for senior leadership and executive stakeholders.
  • Deliver regular briefings and strategic recommendations to inform real estate, finance, and corporate strategy decisions.
  • Collaborate cross-functionally with Real Estate, Finance, Operations, and Strategy teams.

Knowledge, Skills and Abilities

  • Experience with predictive modelling and location analytics.
  • Familiarity with lease structures and real estate financial modelling.
  • Hands-on experience in profit and loss estimation and financial forecasting

Requisite Education and Experience / Minimum Qualifications

  • Bachelor’s degree in business, Economics, Real Estate, or a related field
  • 8+ years of experience in real estate, market intelligence, real estate analytics, or strategic planning, preferably in a retail or multi-location environment.
  • Professional English communication skills, both spoken and written
  • Strong strategic and analytical mindset, with the ability to translate data into actionable insights
  • Strong proficiency in data analysis tools (e.g., Excel, Traffic data platforms, retail database, GIS systems/software).
  • Proven ability to manage multiple projects and deliver insights in a fast-paced environment.
  • Strong attention to detail, with a proactive approach to identifying risks and implementing mitigation strategies
  • Strong negotiation skills
  • Advanced proficiency in Microsoft Office, particularly PowerPoint, with the ability to create clear, compelling presentations
  • Excellent communication and presentation skills
