Phase I Environmental Site Assessments
EEC provides site assessments for organizations and individuals involved in property transactions to assess potential environmental risks to the property and to retain protection from liability under CERCLA. Environmental site assessments prepared by EEC meet or exceed ASTM Standard of Practice E-1527, while providing the necessary due diligence and disclosure required for property transactions. Components of a Phase I may include:

Phase II Environmental Site Assessments
A Phase II ESA is undertaken if serious environmental concerns are suspected following the Phase I ESA. The purpose is to identify the limits and quantities of potentially hazardous materials; and to evaluate the pathways whereby contaminants could reach receptors. Components of a Phase II may include:
Borehole drilling
Air, soil, rock and groundwater sampling
Selected materials (e.g. for asbestos, PCB's, CFCs, mercury, arsenic, etc.
Test pit excavation
Chemical analysis of sampled materials
Risk assessment
Analysis, modeling and reporting
Phase III Remedial Investigations
A Phase III ESA is conducted when it becomes evident from prior work that on-site contamination poses a threat to human health or the environment. In this situation, contaminants occur at concentrations above maximum acceptable limits, down-gradient receptors are at risk, and site clean-up is required. A recommendation is made as to the most cost-effective and environmentally-appropriate remediation scheme. Components of a Phase III may include:
Removal of contaminated soil
On-site or in-situ treatment of soil or groundwater
A monitoring plan
A decommissioning plan
