Underwrote retail, mixed use, and office development and redevelopment projects and analyzed return metrics and sensitivities against corporate return thresholds, capital markets strategies, and potential partnership structures. Collaborated with internal design and construction teams and external consultants to execute various retail box redevelopment projects throughout the United States, including pursuit of entitlements, subdivisions, and change of uses with municipalities.

Negotiated work letter scopes, tenant allowances, and delivery date commitments with prospective tenants. Prepared deal summary memos for both internal committee and capital investment partner review. Forecasted project cashflows against established five year business plans.

Managed over $35mm of capital and tenant improvement projects for four office towers in the Ivanhoé Cambridge Chicago portfolio. Projects inclusive of lobby renovations, 26k SF of new tenant amenities, 13 floors of common corridor / restroom upgrades, 320k SF of vacant space prep / spec suites, and 115k SF of tenant improvements. Developed capital budget plans with leasing and asset management teams. Built model to track historical project costs to assist in budgeting process.
